Commercial specification

Commercial flooring is decided by traffic class, lifecycle cost, slip resistance and maintenance staffing — not by appearance. Here is how each building type gets specified, what the ratings actually require, and the substrate testing that prevents most failures.

Step one

Classify the traffic before anything else

Every downstream decision — wear layer, PEI class, backing, maintenance program — follows from this.

Light

Under ~100 people/day. Private offices, small professional suites, conference rooms.

Zoning versus a single material

Most commercial projects run several materials — carpet tile in workstations, resilient in corridors, tile at the entry. Where a single material spans zones, specify it to the most demanding zone it touches, not the average. The savings from one continuous product are real (fewer transitions, one installer mobilization, one attic-stock item), but they disappear the moment the floor fails in the hardest zone.

Rolling loads are a separate question from foot traffic

Pallet jacks, gurneys, carts and forklifts stress a floor in ways walking never does — point loading, shear at joints, and edge spalling. A floor rated for extreme pedestrian traffic can still fail under a forklift. Specify to the wheeled load, and fill control joints with semi-rigid polyurea wherever hard wheels cross them.

Where failures actually come from

The substrate is the project

Industry post-mortems consistently find that the large majority of commercial flooring failures trace to the slab or the preparation — not to the flooring product.

Moisture is the number one cause

Concrete releases water vapor for months to years after placement, and slabs without an intact vapor retarder beneath them never stop. Vapor-impermeable flooring traps that moisture at the bond line, where it re-emulsifies adhesive, raises pH and causes blistering, tenting and mold. Test per ASTM F2170 before bid, not after demolition — mitigation at $1.50–$5.00/sq ft discovered late has ended more than one project budget.

Preparation is not negotiable

Resinous systems need mechanical profiling — diamond grinding or shot blasting, typically to CSP 3–5 for high-build systems per ICRI 310.2R. Acid etching is not equivalent and is the leading cause of coating delamination. Adhesive residue, curing compounds and sealers must come off. For large-format tile, flatness of 1/8" in 10 ft is the practical requirement, and self-leveling underlayment is usually cheaper than the callbacks.

Flatness and deflection

Tile requires structural deflection no worse than L/360 for ceramic and L/720 for natural stone. Floating floors require flatness within 3/16" over 10 ft or the locking joints work themselves apart. Neither is the flooring contractor's scope by default — get it assigned explicitly in the spec.

Environmental conditions at install

Most adhesives and resinous systems require 65–85 °F and controlled humidity for a period before, during and after installation. On fast-track jobs where permanent HVAC is not running, temporary conditioning is a real line item. Installing outside the window voids the warranty and usually shows up within a year.

Before you release the bid

Specification checklist

  • Traffic class defined, including wheeled and rolling loads by type
  • Slip resistance requirement stated with the test method, not just "slip resistant"
  • Flame spread and smoke density class specified for the occupancy
  • Substrate moisture testing assigned to a party, with a method, timing and pass/fail threshold
  • Surface preparation scope and required CSP or flatness tolerance named
  • Moisture mitigation carried as an allowance rather than discovered as a change order
  • Acoustic requirement (IIC/STC) verified against an actual tested assembly, not a component rating
  • Indoor air quality certification required by name — FloorScore, Green Label Plus, GREENGUARD Gold
  • Maintenance program written and priced, and confirmed against actual custodial staffing
  • Attic stock quantity specified (5% is typical) with a storage location identified
  • Transition and edge details drawn at every material change and every level change
  • Warranty terms compared on what they actually cover — most exclude labor after year one
  • Installer qualification stated: manufacturer-certified, INSTALL/CFI, or IICRC as appropriate
  • Mock-up or control area required and approved before full production begins
